Prime office development in Centurion
Local real estate investment trust, Growthpoint Properties, has commenced its multi-million rand development of a new head office for Exxaro, one of the largest South African-based resources companies. The development of the new Exxaro headquarters is the second phase of Growthpoint’s redevelopment of the prime Lakeside office site on West Street, Centurion, directly opposite the Centurion Gautrain Station. Exxaro will occupy all of the new building’s 18 500 m2 of gross lettable area on a long lease. It will be complete for occupation in early 2019, when it will be able to accommodate up to 1400 staff members. The building’s five storeys of offices will sit atop four storeys of structured basement parking. The building is designed for a 4 Star Green Star SA certification from the Green Building Council of South Africa (GBCSA). Green measures include zoned lighting, energy-efficient building services and systems, water-efficient fixtures, rainwater harvesting for use in toilets and landscape irrigation, and water-wise landscaping.
Fine ash dam project to commence
SNC-Lavalin has been awarded a contract on the Fine Ash Dam 6 project in Secunda for Sasol Group Technology in South Africa. The scope of work for this project includes the structural, mechanical electrical, instrumentation and piping (SMEIP) construction services for the new facility. This will consist of the installation of approximately 15 km of piping, 370 tonnes of steel, and various mechanical and electrical equipment. The Fine Ash Dam 6 project is to support the life extension of the Sasol Secunda operations facilities by constructing a new fine ash dam. This will take the ash generated by the Secunda operations, in stages, to the new Ash Dam 6 as Fine Ash Dam 5 is decommissioned. The construction of the project will be completed in a number of phases, with a peak workload forecast for September 2017 and an average team size of 125 people. Fine Ash Dam 6 will be constructed in accordance with the latest environmental requirements with the final phase being completed in 2021. The contracted company expects 80% of its craft team members to be from the local area.
Schools for Eastern Cape
The Independent Development Trust (IDT) has been awarded a contract worth over R170-million to implement a project for a secondary school in the Eastern Cape by the Department of Education. This project, which entails construction of a dormitory, dining halls, kitchen, laundry and related infrastructure at the Ntsonkhotha Senior Secondary School in Lady Frere, is part of the 18 schools which the IDT will complete in the next two years in the Eastern Cape alone. About 600 jobs opportunities will be targeted, 200 of which will be for women. Once completed, the school’s boarding facilities will accommodate 712 learners. The IDT implements its projects through social facilitation with the communities, which enhances self-reliance at a community level and helps to prepare communities to receive, participate in, own and sustain their development.
Solar installations rolling out
SOLA Future Energy and Atterbury have partnered to provide solar energy and electrical storage solutions to the Atterbury portfolio of properties. The parties entered an agreement which will guide the installation of 20 MW of solar PV systems on properties which Atterbury have developed. With over 14 MW of solar capacity under operation across several large rooftop PV systems, SOLA Future Energy is well positioned to carry out the work for Atterbury. SOLA will provide the design and engineering services for the full 20 MW, ensuring that the solar solutions to all of these developments are optimised. They will also manage the installation during the project development phase, and will assist Atterbury with the ongoing operation and maintenance of the systems. According to Atterbury, the cost reductions of solar technology have made investment in solar systems an essential consideration for property owners in achieving cost efficiency and enhancing yields. Many companies are realising that solar can provide much cheaper energy per kilowatt-hour than the energy provided by the centralised grid.
Major upgrade for Free State shopping centre
Maluti Crescent Shopping Centre (formerly Setsing Crescent) in Phuthaditjhaba, Free State, is receiving a major redevelopment and expansion boost from Vukile Property Fund, which will see it becoming the largest shopping centre in its town. The R338-million project will add 12 357 m2 to the centre, taking it to a total of 34 360 m2. At the same time, the development is planned to transform the centre from a strip mall to a modern, enclosed shopping centre. The project will also add a new undercover taxi rank of 100 bays and additional parking. The centre’s major upgrade responds to shopper demand and Maluti Crescent’s excellent trading metrics. Construction on the project is scheduled for completion in October 2018. Vukile has appointed shopping centre developers and leasing specialists Flanagan & Gerard Property Development and Investment as the development managers for the redevelopment and expansion. The upgrade of Maluti Crescent will add a second food anchor, Pick ‘n Pay. It will also provide space for national retailers to expand their footprints in the centre, to optimise the trading densities.
Go-ahead for gas pipeline project
The Department of Environmental Affairs (DEA) has granted and issued an Environmental Authorisation (EA) for the development of the Ibhubesi Gas Project in terms of the National Environmental Management Act. The EA provides Sunbird authorisation to install an approximately 400 km offshore production pipeline from the production platform to a southern shore-crossing site at Grotto Bay and a northern shore-crossing site at St. Helena Bay East on the Saldanha Peninsula. Sunbird will also install an onshore pipeline between the Grotto Bay shore-crossing site and the Ankerlig Power Station and the St. Helena Bay East shore-crossing site and the R45; and an onshore gas receiving facility adjacent to Ankerlig (Site 1b).
